The existing 22 storey office block was originally served by 30 year old perimeter Versatemp systems, connecting to a central condenser water loop. The cooling tower had recently been refurbished, so McDowall’s designed the system to replace the old internal Versatemp units with new Daikin VRVII water cooled fan coil unit systems, utilising the existing condenser water loop and enabling a phased floor by floor refurbishment of the building over 20 weeks as follows:

• Ducted fan coil units within a slim 275mm ceiling void

• This enabled valuable floor space to be recovered for rental

• Fresh air ventilation was provided via the modified central plant air system

• Associated automatic controls/ testing & commissioning/ full O & M’s
